The challenge

Jugendstilpark is a new district of Haar, where eleven neighbourhoods have gradually taken shape among listed Art Nouveau villas. Quartier 5, developed jointly by ALDI SÜD and Oberbayerische Heimstätte, is the last of them. The development plan sets demanding design standards. These conflicted with the space and commercial requirements of a supermarket, shops, offices and homes. For several months, the project’s future was uncertain.

The approach

Rather than negotiate planning, design, uses and commercial viability separately, we brought them together around one idea: positioning the development as a property brand and the heart of Jugendstilpark. A mixed-use property became a centre for the district, bringing living, working, shopping and everyday life together. A public square, arcades and a restaurant terrace facing the greenery create places for neighbours to meet. Working closely with the city’s planning department, design advisory board, political representatives and economic development team, we developed a proposal that all parties could support, including a tenant mix suited to its surroundings. Quartier 5 became Q5 im Jugendstilpark. We developed the creative direction together with Grünewald Design. This led to the neighbourhood logo, a signage concept giving all tenants a clear design framework, and a wayfinding system connecting the underground car park with the district. For the retail and restaurant lettings, we developed a property brochure and marketing materials that tell the story of Q5 as a brand.

The outcome

45 homes, retail and offices: a new centre for Jugendstilpark.

The positioning gave the project a foundation. In September 2023, the mayor, the president of the Upper Bavarian district assembly, Oberbayerische Heimstätte and ALDI SÜD jointly marked the start of construction. The development was completed in 2026. Two four-storey buildings provide 45 rent-controlled homes, around 4,000 m² of offices for the District of Upper Bavaria, an ALDI supermarket and further shops. ALDI SÜD manages the retail lettings, taking a role in Q5 as a developer and long-term property owner as well as a retailer.
